SERVICES
Housing for Independent People, Inc. (HIP) is a collaborative provider ofHouse housing for people with special needs. HIP’s housing is affordable: resident rents start from $382/month. HIP partners with local social service agencies such as Momentum for Mental Health, Community Options and The Health Trust to augment amenities customary to rental housing with a wide array of services.
   
PEOPLE SERVED:
HIP serves very low-income people with developmental disabilities, psychiatric disabilities, people with AIDS/HIV+, and the elderly. The average income for thepoeple we serve is $1300/month. Approximately 264 people are provided with affordable housing in 173 units of housing at 19 locations in the Bay Area, primarily in Watsonville, San Jose and Oakland.
   
BUDGET:
HIP’s 3.1 million dollar budget is derived from tenant rental income and charitable donations. Its ability to provide affordable housing has been made possible through low interest loans of 3-4% with the State of California, the City of San Jose and others. More than 90% of its rental revenue is used for the management and maintenance of the properties.
